Case Study | New dwelling on a sloping section

New dwelling on a reasonably flat section in Rainbow Point, Taupo.

The requirements were a generous 300sqm+ dwelling with two lounges, four beds and an office. Additionally, the brief called for a generous north facing deck with lake views. 

The property will be complete around September.

This 15 degree back section posed design issues from the start.

It required the covenant from a neighboring property to stay within a height limit and the council day lighting restrictions were also a design factor. The owners wanted multiple levels with garaging and boat space while utilising the north aspect and the east facing coastal views.

Sprawling decks and the possibility to using the lower area for a family flat or BnB. The obvious design style required sprawling levels to maximise space while staying under the height limit.

The clients moved in to their new home this July.

Case Study | Dwelling Redesign Concept

The clients have a flat section in a suburban area with a modest 96m2 single story dwelling.

As the recent house prices in the area rose, the clients were unable to find an appropriate upgrade to their current situation. The clients asked us to provide a concept to reconstruct the existing dwelling. Due to the existing sleep out and garage, we were limited by space on the section to build upon.

The brief was to enlarge the dwelling substantially to accommodate a large living space and kitchen. Additionally a large upstairs master bedroom, robe and ensuite.

Large bi-fold doors were to be added to provide thoroughfare to the back deck area. The clients wanted a contemporary feel without the design looking to “Designed” in the conservative cul-de-sac.To keep costs affordable, the road side of the dwelling was to remain mostly untouched with the exception of cladding and joinery. We extended the living walls and enhanced the space with split ceilings to 2.7m to break up the large room. The kitchen was extended with a floating bench/bar.

The existing end of the dwelling got a bathroom and laundry revamp. The New entry achieved cover by the landing above opening into the stair and living room areas. The upstairs master is to be accessed by a new exterior stairwell with a feature block facade opening up into the large bedroom with a north facing outlook. The robe tucked in behind the bed head wall and the tile shower ensuite making up the remainder of the available upstairs space.

The couple were pleased with the concept and construction is booked for the start of 2018
